TENANT FIND: 80% (INC VAT)**

• Marketing on Rightmove, Zoopla. OnTheMarket.com & Social Media

• Qualifying potential tenants

• Negotiating let

• Providing tenancy agreement

• Collecting and registering deposit

• Referencing of potential tenants (fees apply)

• Arranging inventory and check in (fees apply)

• 80% of the first month’s rent. Minimum fee of £720 including VAT applies**

 

 

MANAGED: 12% (INC VAT)

• Dealing with all maintenance

• Regular inspections with photographs

• Arranging all compliance documentation – gas safety certificates, CO detectors etc

• Issuing required legal notices to increase rents

• Collecting and remitting monthly rent

• Paying contractors and other invoices

• Notifying utility providers including local authority of end/change of tenancy. Providing meter readings.

• Chasing rent arrears

MANAGED PLUS: 13% (INC VAT)

• Dealing with all maintenance

• Regular inspections with photographs

• Arranging all compliance documentation – gas safety certificates, CO detectors etc

• Issuing required legal notices to increase rents

• Collecting and remitting monthly rent

• Paying contractors and other invoices

• Notifying utility providers including local authority of end/change of tenancy. Providing meter readings.

• Chasing rent arrears

• Rent Protection Insurance including legal cover

MANAGED & MANAGED PLUS SET UP FEE: £360 (INC VAT)

The Setup Fee includes the following;

•   Advising on the rental value/marketing price and producing marketing particulars

•   Marketing on Rightmove, Zoopla, OnTheMarket.com & Social Media

•   Accompanied viewings

•   Qualifying potential tenants

•   Negotiating the let

•   Referencing of potential tenants (additional fees apply)                                   

•   Arranging inventory and check in (additional fees apply)

•   Collecting and registering deposit with my deposits                                                            

•   Property compliance check

Serving a Section 21 Notice for Possession: £90 including VAT

Inventory and Check In Fee: dependent upon size of property please ask a member of staff for details. 

Check Out Fee: £150 including VAT

Renewal of tenancy agreement: £150 including VAT

  • Advising on marketing price
  • Marketing on Rightmove, Zoopla, OnTheMarket & Social Media
  • Accompanied viewings and viewing feedback
  • Collating information on any potential tenants including background checks
  • Negotiating the let
  • Applying for references and liaising with tenant until complete to verify income, credit history and right to rent in the UK
  • Requesting and remitting payments for deposit and first month’s rent
  • Providing an Assured Shorthold Tenancy agreement including EPC, Gas Safety Certificate (if appropriate) and how to rent guide
  • Receive and register deposit. Send certificate to tenant for signing
  • Advise on compliance
  • Arrange inventory and check in

 

MANAGED: 12% (INC VAT)

In addition to the service for tenant find only we do the following;

  • Carry out a property compliance check ensuring required smoke alarms and CO detectors are in place and working. Ensure electrics are safe and recommend testing if there is no safety certificate within the last five years.
  • Deal with all maintenance issues raised by the tenant/s. Liaising with landlord/s where appropriate
  • Regular property inspections including photographs
  • Issue required legal notices to end tenancies and increase rents
  • Collect and remit monthly rent
  • Monitoring and chasing rent arrears
  • Settling invoices for contractors
  • Notifying utility providers including the local authority of change/end of tenancy
  • Arranging pre and end of tenancy cleans
  • Providing HMRC with an annual income statement on behalf of landlord/s

 

MANAGED PLUS: 13% (INC VAT)
